What you'll accomplish
By the end of this guide, you'll be using ListedKit's AI (Ava) to read purchase agreements and automatically extract all dates, parties, contingency periods, and key terms — turning a 20-45 minute manual task into a 2-3 minute review. You'll open every new transaction with a pre-built timeline instead of building one from scratch.
What you'll need
Go to listedkit.com → click "Start Free Trial" or "Get Started."
Enter your name, email, and create a password. Select your state during onboarding — this calibrates the AI to your state's standard form names and disclosure requirements.
What you should see: A dashboard with no transactions yet. The interface has a sidebar with "Transactions," "Tasks," and "Documents."
Go to Settings → Integrations → Google Workspace.
Click Connect and authorize access. This lets Ava (the AI) send emails on your behalf, set calendar appointments, and add tasks directly from the transaction.
Why this matters: Ava integrates with your calendar to schedule inspection deadlines, closing dates, and reminders — not just extract dates but act on them.
Click "New Transaction" → enter the property address.
You'll see a document upload area. Click "Upload Contract" and upload your PDF purchase agreement.
What you should see: A progress indicator as Ava reads the contract. This takes about 20-60 seconds depending on document length.
Troubleshooting: If the AI has trouble reading a handwritten or poorly scanned document, use a cleaner scan (300 DPI minimum). Ava works best with standard form PDFs from CAR, GAR, TREC, and similar state forms.
After processing, ListedKit shows you a populated transaction record with:
Review carefully. The AI is highly accurate on standard form fields but may miss unusual handwritten addenda terms. Spend 2-3 minutes confirming the dates match your physical contract before confirming.
Once you confirm the data, Ava can:
Click "Build Task List" and "Set Reminders" to activate these features.
After contract intake, ask Ava: "Draft an introduction email to all parties for this transaction."
"What are the first 5 tasks I need to complete this week for this transaction?"
"Summarize the key terms of this contract in plain language for my buyer."
"Flag any unusual terms or conditions in this contract I should review."
